National Properties, the real estate subsidiary of Shari’a-compliant savings and investment company National Bonds, has completed 399 Hills Park, a residential and retail development inside Dubai Hills Estate, and started handing over the units to buyers, according to a company announcement dated 21 October 2026.
The project comprises 399 residential units across two towers. National Properties said the tower designated for sale was fully sold, with homeowners in that tower beginning to receive their new residences. The company also stated it will retain the second tower as an income-generating asset as part of its longer-term investment strategy.
Completion and handover
In its statement, the company described the commencement of handover as the transition of 399 Hills Park from a development project into a residential community within Dubai Hills Estate.
Mohammed Qasim Al Ali, Group CEO of National Bonds, commented on the milestone, saying the completion and handover of the development reflects National Properties’ focus on delivering real estate assets intended to provide sustainable value. Al Ali added that families receiving keys to their homes is “a powerful reflection” of the company’s goals, and that retaining the second tower is intended to support recurring income for the Mudaraba portfolio that underpins returns for savers.
Industry backdrop and portfolio expansion
The announcement linked the project’s completion to continued growth in Dubai’s real estate sector. It cited Dubai Land Department data stating that 104 projects valued at more than AED 111 billion were completed in the first half of 2026. The figures were included in the company release.
National Properties also said the completion comes after its recent launch of an AED 500 million Grade A income-generating commercial tower in Barsha Heights, expanding its portfolio into the commercial segment.
Amenities and community features
According to the company, residents will have access to a range of lifestyle and wellness facilities, including temperature-controlled swimming pools, fully equipped gyms, saunas and steam rooms, a padel court, basketball facilities, and club lounges. The development is described as also offering family-oriented amenities such as a children’s splash area, indoor and outdoor play zones, and multipurpose rooms.
National Properties said landscaped outdoor spaces and roof BBQ terraces are planned for residents, alongside panoramic views from within the development.
The company did not provide additional details in the release about the timeline for the full handover process or about leasing plans for the tower it will retain.
