Property Finder has identified six Dubai communities where the average annual asking rent for a one-bedroom home is AED 60,000 or less, according to its November Community Insights report.
The data is led by International City, which Property Finder reports at an average annual asking rent of AED 45,749. The remaining communities in the same rental budget band are Al Nahda, Al Warqa’a and several others, with asking rents reported at levels up to AED 60,000.
Communities with average one-bedroom rents up to AED 60,000
- International City: AED 45,749
- Al Nahda: AED 55,000
- Al Warqa’a: AED 55,000
- Deira: AED 60,000
- Al Warsan: AED 60,000
- Dubai South: AED 60,000
Property Finder said the latest edition of the dataset broadens coverage from 40 to 50 Dubai communities by adding ten neighbourhoods. Among the newly included areas in the November dataset, Property Finder highlighted International City, Al Warqa’a, and Al Warsan as fresh additions for the rental guide.
Asking sale prices also included for added neighbourhoods
The report also incorporates asking sale prices for readers who are considering buying in some of the newly added communities. Property Finder listed International City at an average one-bedroom asking sale price of AED 813,000, and Al Quoz at AED 950,000. The publication also cited Town Square at AED 930,000 among previously covered options.
Higher rental budget comparisons and community ratings
For renters willing to consider a higher budget, Property Finder added two additional communities for comparison in the same November dataset: Mirdif and Mohammed Bin Rashid City. Both are reported with average one-bedroom asking rents of AED 100,000 per year. Property Finder also displayed community review ratings of 4.4/5 for Mirdif and 4.3/5 for Mohammed Bin Rashid City.
Methodology and data notes
Property Finder said prices in the dataset reflect average listing prices over the preceding three months, rather than completed rental or sale transactions. The figures highlighted in the release relate specifically to one-bedroom homes. The company also described the AED 60,000 threshold as inclusive.
The findings were presented as part of Property Finder’s November Community Insights, with an accompanying dataset that includes October and September figures for reference.
