Aldar Properties reported a 21% rise in quarterly net profit after tax to AED 2.25 billion, alongside a 16% increase in revenue, despite a decline in new property sales in the United Arab Emirates, according to information released on 29 October 2026.
The company said the results were supported by continued property development activity and stronger rental income. It also reported that the hospitality portfolio faced pressure as regional travel disruptions weighed on hotel occupancy.
Alongside the profit and revenue figures, the release indicated that new UAE property sales fell 45% year-on-year. The company said this shift is likely to keep attention on its sales performance in the final quarter of 2026.
Development pipeline and rental income cited
Nagham Hassan, a market analyst at etoro, said Aldar’s latest results reflect the strength of its existing development pipeline. Hassan pointed to the company’s revenue mix, noting that approximately three quarters of revenue is generated through the construction of previously sold properties.
The company also highlighted progress in its rental business. It reported that adjusted EBITDA increased 27% and that occupancy remained close to full capacity.
In addition, Aldar said it launched seven projects during the third quarter. Year-to-date sales were reported above AED 20 billion. The release also stated that Aldar’s development sales backlog remained steady at AED 71.6 billion, which the company said provides visibility for future earnings.
Liquidity and land additions
Aldar reported AED 38 billion in available liquidity, including undrawn credit facilities. The company said it continued investment in land acquisitions and development projects, adding AED 5.3 billion in land during the year, including new plots in Dubai.
Hassan said the company’s current backlog should support profitability over the coming years, but that longer-term growth increasingly depends on the ability to generate new sales. He added that if the backlog stops growing, earnings growth could slow further out, prompting investors to focus on whether the third-quarter momentum carries through to year-end.
What investors are watching next
With new property sales down sharply year-on-year, the release suggests the near-term narrative will center on whether Aldar can improve new sales while sustaining its development and rental performance.
