    Emirati developer GAF Property has introduced Flow 25, a boutique residential development on Abu Dhabi’s Reem Island that places climate-adaptive design and resident wellbeing at the centre of its proposition. With just 104 units, the project marks a move away from volume-driven supply toward smaller, experience-focused schemes that target buyers seeking higher-quality living environments.

    Flow 25 is positioned as a premium mid-rise development comprising one- to four-bedroom apartments, together with sky villas and penthouses. Pricing for units starts at around AED 1.79 million. The project’s design is inspired by the Ghaf tree, a national symbol in the UAE, and aims to embed principles of balance, resilience and a connection to the local environment into practical architectural solutions.

    – A fluid architectural form oriented to maximise natural light and cross-ventilation where possible, according to the developer’s description.
